What Happens During a Title 5 Inspection

Most inspections take one to two hours, though time varies with system type, site conditions, access, and weather. Proper inspections are not rushed.

Every inspection follows the flow of the system — from the building sewer to the tank, the distribution box, and the leaching field.

Step 1

Locating the System

We locate the septic tank, distribution box, and leaching field, then uncover the components needed for an accurate evaluation.

Step 2

Inspecting the Tank

The tank is opened and examined for condition and structure, inlet and outlet baffles, liquid levels, and any signs of backup or improper flow.

Step 3

Checking the D-Box

We verify that the distribution box is level and distributing water properly so wastewater reaches the leaching field evenly.

Step 4

Evaluating the Leaching Field

The field is assessed for signs it may not be draining correctly — surface water or unusual odors that indicate improper absorption.

Step 5

System Flow Test

Water from the home is run through the system so we can observe how wastewater actually moves through the tank and distribution components.

Step 6

Reporting & Determination

We review pumping and maintenance records when available, determine Pass, Conditional Pass, or Fail, and deliver a complete written report submitted to the local Board of Health.
